Hidden Dinosaurs, a Pool Oasis, and a Successful Closing

Today, we officially closed on 3091 Covenant Cove Drive, and I couldn’t be happier for my sellers.

Selling a home is about so much more than square footage, upgrades, and statistics. While those things matter, the homes that truly stand out are the ones that make buyers feel something. This home did exactly that.

From day one, it was clear that these sellers had taken exceptional care of their property. Every room reflected pride of ownership, and the backyard oasis felt like a private resort. Buyers noticed the attention to detail, the maintenance, and the love that had been poured into the home over the years. When a home is cared for this well, it shows—and buyers respond.

One of my favorite parts of this sale came from a marketing idea we decided to have a little fun with.

As we prepared the listing photos, I suggested hiding small dinosaur figurines throughout the home and yard. The goal was simple: create something memorable that would encourage buyers to slow down, look through every photo, and engage with the listing.

What happened next was something none of us could have predicted.

In the buyers’ letter after going under contract, they shared:

“The moment that really sealed it for us was when our son spotted the hidden dinosaur figurines in your listing photos. He is obsessed with dinosaurs, and his face completely lit up. Ever since, he’s been asking to look at the listing over and over again. Between the dinosaurs and the ‘sparkly’ pool, he’s already imagining his life there, and it’s been so special for us to watch.”

As Realtors, we spend a lot of time discussing pricing strategies, market conditions, professional photography, and marketing plans. Those things absolutely matter. But sometimes, it’s the small creative touches that help a property connect with the right buyer.

The dinosaurs didn’t sell the house on their own. The sellers’ incredible care, preparation, and beautiful home did that. But the dinosaurs helped create an emotional connection—and in real estate, emotional connections are powerful.
